It consists of 4 entrances: Entrance A - 9 floors, Entrance B - 8 floors, Entrance C - 6 floors and Entrance D - 4 floors, the basement is on two levels, level -2 is only at entrance D.
Parking is on the ground floor level with outdoor parking spaces and independent garages. The underground parking spaces and garages (single and double) are located in the basement.
The apartments share a small percentage of common parts - 11%, a clear ceiling height of 2.70 m, and the apartments on the top floor have a clear height of 3.30 m. The apartments have regular room shapes and large windows offering maximum sunlight. RuHouse 2 is a new interpretation of the idea of a building with a modern and innovative facade, combined with apartments with well-distributed and optimised common areas.
The urban dynamics concept is achieved through volume, space and facade. The project is a composition of 9-, 8-, 6- and 4-stories in a conjoined step-like structure descending to the east towards the future "Lozenets" park. Additional highlights in the composition are the penthouses designed in the form of boxes constructed with HPL panels of FUNDERMAX walnut, containing luxury apartments with a greater light floor height (3.30 m).
The sculptural forms of convex and concave volumes of glass in the shared facade are combined with a motif of vertical green walls, aesthetically hiding the air conditioning units. All the terraces, including those on the top floor, are covered to provide shade. The flooring of the terraces is double granite tiles. The openwork railings are two options - glass triplex or with a metal frame with an expanded metal mesh in the colour black in accordance with the architecture and following the compositional concept. The additional composition of the linear LED facade lighting deliberately emphasises the main idea at night as well. The idea of dynamic composition is continued in the landscaping of the main garden of the complex in combination with gabions, park furniture, lighting and a water area.
The functional distributions with a view, optimised shared areas, beautiful foyers, high-quality construction with high-class materials, the modern and beautiful facade, non-standard solutions in terms of vision, facade elements, lighting fixtures and railings describe the concept of RuHouse 2. It will be a natural and a more modern extension of RuHouse 1, which won the prestigious "Building of the Year" award.
Developer
RUHouse is the first project to be undertaken by the development company of the same name. The company won first prize in the "Building of the Year" for 2019 in the category "Multi-family residential buildings", as well as the "Property of the Year" prize for 2019 at the annual "Imotinet" awards.
RUHouse 2 is the second in the type of multi-family residential building projects of RUHouse Ltd., after the successful RUHouse project which has been completed and fully sold.
Payment plan
A down payment of EUR 4,000 for a two-room apartment, EUR 5,000 for a three-room apartment and EUR 6,000 for a four-room apartment. A deposit agreement is signed with a commitment to enter into a preliminary contract.
1. Scheme 1, with bank credit:
• 30% minus the down payment when signing a preliminary contract;
• 70% with bank credit after Act 14 (acceptance of the construction) in installments.
2. Scheme 2, without bank credit:
• 30% minus the down payment when signing a preliminary contract;
• 15% at elevation 0;
• 35% upon receipt of Act 14 (acceptance of the construction);
• 10% upon receipt of Act 15 (an act of establishing the suitability for acceptance of the construction);
• 10% upon receipt of Act 16 (permission of use).

• Stone cladding of retaining walls in the garden yard according to the an architectural project.
• Facade silicate plasters in colour according to architectural design.
• Façade Addressing windows with aluminum sills window skirts according the to architectural design.
• Openwork railings made of glass 10.10.2 tempered - triplex with grip in the floor and openwork railings from a metal frame with mesh, galvanized and powder-coated according to RAL.
5. Flat roof - thermal insulation - XPS (extruded polystyrene foam) with d=20 cm, screed to ensure the slopes and waterproofing, filled with rolled bitumen material, top layer with sprinkles, finishing additional layer with stone.
6. Floor coverings - cement screed in bedrooms, living rooms, bathrooms, sanitary units, corridor, entrance hall, closet - type "floating reinforced screed on heat-insulating and a sound-insulating layer of stone floor wool 4 cm.
7. Ceilings - machine gypsum plaster according to BDS.
8. Balconies, loggias and terraces - flooring made of cold-resistant granite with a handrail installed according to the project - completely finished.
9. Doors - Entrance armoured with hardware included, three-way lock, cash lock, secret cartridge, armour, scope safe, peephole and stainless steel handle with HPL coating - wood effect.
10. General parts - fully completed:
• Stairs and landings - floor - cement screed and granite flooring, metal railing and handrail, walls - painted with latex on gypsum putty, ceilings - painted with latex on plaster putty, with designer lighting according to the project.
• Foyer and corridors - floor - cement screed and granite flooring, walls - paneling and linings according to interior design, suspended ceilings with plasterboard, painted with latex on gypsum putty, with designer lighting according to design.
• Luxury Schindler elevators for 8 persons.
11. Gas installation for double-circuit condensing boilers with individual gas meter panels.
