The property has an area of 38.180 decares (dca), private property – acquired via official governmental tender, organized by the State Receivables Collection Agency in 2004, possessing all plans for construction and operation.
Official ownership document: Decree for real estate awarding and writ of entry. There are no mortgages or other material burdens for this property.
Since 2009-2010, after complete reconstruction, the property has been issued all required authorizations and licenses for use – it is registered as “Recreation facility” – tourist facility – restaurant, hotel and tourism activities. The property did not apply for subsidy/grant by any program fund for eco-tourism development, which is a kind of privilege and could be used and considered a support for the future buyer.
Function of the property – Other urban territory with fourth category land.
The property is independently detached outside of populated location, with its own infrastructure, electricity and water supply and self-sufficiency capacity.
It is located 6 km east of the town of Strazhitsa and 4 km west of the village Asenovo.
The property is equipped with fire detectors, signaling systems, satellite antennas – Internet.
It is closed for visitors as from September 2016 – cleaned and maintained.
The owner is well-intentioned and expresses his willingness to assist and cooperate with the future buyer regarding the development and improvement of the property within 1-2 calendar years after the sale.
The owner is also prone to sell the property at deferred payment for extra time, at low interest, against initial deposit. The potential buyer shall also have an option to only buy part of the property depending on their needs and plans, as well as to enter into partnership with the owner after payment of their share.

Condition and description of the property:
As of 2005-2009 the property is completely reconstructed and renewed in order to function as a community ecotourism park with possibilities for production of its own ecological food: vegetables, fruits, domestic animals and fishing, which was put in practice during 4-5 years.


Lake – dam
One of the major attractions and extras of this property is a private dam with area of 19.600 dca, provided with title deed for (private) ownership – court decision for the ownership. Free fishing – grass carp, common carp, silver carp, Carassius, crabs. There is a gully, going over the east border of the property and serving as a drain for the lake through a spillway and its own hydrant to drain the lake. The gully is barred in three places by solid barriers, allowing for three additional natural lakes to form – possible fishponds.

Tourist area
It is located over the west side of the lake, at the beginning of a woodland – hill. The tourist area of the property is paved with tiles and bricks, the slopes are fortified with stone masonry and the tourist buildings are lined of stone from Kotel. There is a big and vast parking place for more than 30 cars.
The main building has an area of 255 m2, including reception desk, restaurant, separate apartment, laundry room, storage rooms and boiler room.
1. Restaurant-bar – 65-70 places, billiard table. There is a terrace to the restaurant of 80-100 places and option for PVC glazing, fireplace, air conditioner, aspiration.
2. Kitchen – separate washing room with dishwasher (500 plates/hour), staff room with bathroom, WC and locker. The kitchen is functional, fully equipped.
3. Separate apartment – suitable for staff or manager’s family accommodation – open plan kitchen, dining and sitting room, one bedroom, large bathroom and WC.
4. Laundry room with washing machine and dryer, double sink, storage room and area for ironing and bed sheets and tablecloths storage, bathroom and WC.
5. Boiler room for the building’s heating – 70 kW wood and coal boiler.
6. Reception desk – furnished.
As a supplement and convenience, there are storage premises in the back part of the building: one of 10 m3 area – cold/refrigerated store, and the other one of about 25-30 m3 – for firewood, coal and other materials storage. Under the restaurant’s terrace there is one more storage premise of about 30 m2 – suitable for winery.
There is a huge Bali Style gazebo with tables and benches to accommodate 30 guests, with outside bar, independent from the restaurant and serving the guests of the villas.
Outside and inside TV sets (4-5 pcs.) in the restaurant and on the terrace.

Hotel area
Seven villas (55-60 m2 each), fully equipped with kitchen, large bathroom with shower cabin, toilet and sink. Two bedrooms – one with double bed and the other with two single beds. There is in the sitting room a folding couch and TV set – satellite. Each villa has a spacious terrace – open and glazed. Each villa is independent and can accommodate 4-6 guests.
The property has its own water treatment and purification system and a capacity for storage of 5 m3 reserve of drinking water as well as its own transformer station (20 kV) – extremely high power supply.

Farming area
It covers about 10 dca of the total property area and includes:
1. Storehouse ab. 90 m2
2. Auxiliary apartment ab. 70 m2 with three bedrooms, sitting room, kitchen, bathroom and WC
3. Massive building – 243 m2, consisting of
- stable for 10-12 horses
- storage room
- two independent dwellings each with a room, a kitchen, a bathroom and WC, for the staff
- workshop – equipped and functional, for the property’s maintenance.

The dam is fish-stocked and with access for fishing.
The property itself is situated on a natural slope, allowing for free circulation and drainage of the collecting water to the south, running into the dam and the gully, the latter serving as a natural drainage canal.
Two gullies mouth in the dam – from north and northwest, ensuring additional inflow of water with the rains and snowmelt.
There are about 50 dca more land in the neighbourhood of the property with the option for additional purchase in order to expand and develop the tourism – camping, mini golf, horse riding etc.

In addition, I am attaching a sketch-plan-project for improvement and further development of the property, namely:
