The project is designed as a boutique building with a limited number of apartments - a total of 13 apartments, which guarantees a higher level of privacy, comfort and quality of living. The construction is carried out with selected high-quality materials and technologies, meeting modern requirements for energy efficiency, durability and comfort. The external walls are built of Wienerberger ceramic bricks with a thickness of 25 cm, and the internal partition walls - of Wienerberger ceramic bricks with a thickness of 12 cm. The facade solution includes a suspended facade with a ceramic coating and a thermal insulation system with a thickness of at least 10 cm, combined with structural facade plaster, according to an approved architectural project.

The apartments are delivered with plaster and screed, with cement screed on the floors and gypsum plaster on the walls and ceilings, as well as with an installed armored entrance door with a drop threshold. The underground garage is shared, with an automatic garage door, a floor of polished concrete and walls filled with plaster. The joinery is a high-class PVC K?mmerling profile with a seven-chamber system and triple glazing, providing excellent performance in terms of heat and noise insulation. The heating is electric, with outlets for the installation of air conditioners in each apartment.

The building has one Schindler electric elevator for 6–8 people with automatic doors, and the common areas – lobby, corridors, staircase and landings – are designed with a contemporary vision, complete with granite flooring, wall cladding and lighting according to the project.
A standard payment scheme is provided, including 30% upon signing a preliminary contract, 50% upon issuing a certificate under Art. 181, with possible financing with a mortgage loan, 10% upon issuing a Model Act 15 and 10% upon commissioning the building with a Model Act 16. The prices agreed in the preliminary contract are final and are not subject to indexation. Depending on individual payment options, a personalized payment scheme can be agreed, including preferential terms and the possibility of a discount. If necessary, assistance is provided for mortgage lending through partner commercial banks, as well as offers for finishing works from established contractors under special conditions for project clients.

The start of construction is planned for September 2024, with a certificate under Art. 181 for completed rough construction being issued in November 2025. Model Act 15 is expected in June 2026, and commissioning with Model Act 16 – in December 2026. Financing has been secured for the project, which guarantees its completion within the announced deadlines.
