It was designed by a leading Bulgarian architect in a unique style and without any compromise to the standard of the materials and the quality of the work. Nothing has been spared when constructing the villa as the aim was to use the highest quality materials on the market.

The villa is accessed via a good asphalt road of about 1.5 km, which the present owner built with the aim of linking the property to the main road Pamporovo Smolyan.

The villa has 4 levels and a total of 5 bedrooms plus an option for two more bedrooms in the basement, a garage for 4 cars, a storage area and a small house for the security guard. Technical features

PROJECT CONCEPT:
A villa on two floors and a basement has been built in the specified plot of land, there is vertical planning.

1. LAYOUT CONCEPT:
The building is situated in the northwestern part of the plot and there is a driveway for vehicle access and for pedestrian access.
All the required distances to the various boundaries of the plot have been observed when designing the layout.

2. FUNCTIONALITY:
In terms of functionality the building has three groups of rooms a day room group on the ground floor, sleeping premises on the first floor and service rooms.
A. The day room group on the ground floor consists of a hallway, a living room, a kitchen, a dining room, a staircase, a bathroom, a laundry room, a premise for storing ski and tools and a room with a bathroom for the security guards. In the eastern part next to the building there is a covered and glazed barbeque area.
B. The sleeping premises on the first floor consist of 4 bedrooms, two bathrooms and a lavatory, a dressing room, a corridor, a staircase and terraces.
C. The service rooms in the basement consist of a cellar, a storage room for wood, lavatory, generator room, hydrophore, sauna and a room with a Jacuzzi.
The attic area houses an office and a lavatory.

3. THE BUILDING:
The building spreads on two floors plus a basement, it has sloping roofs with an inclination of 40% and 50% and varied shapes and heights that blend into the environment and are ideal for the climate at this sea level.

4. MATERIALS USED FOR THE FINISHING WORKS:
- on the floor fine stoneware tiles, terracotta, laminated flooring and covering
- on the walls Knauf plasterboard, white latex, white faience tiles, plastering
- on the ceiling suspended ceiling with Knauf plasterboard, white latex and wooden lining

5. INSTALLATIONS:
Working projects have been drawn up for the electrical installations, the water and sewage system, the construction, and the vertical planning.
Siphons and the necessary number of sinks with hot and cold water have been placed where necessary.
The house is oil heated and ensures the required temperature in the rooms. Chimneys are planned in all rooms.

6. FIRE SAFETY:

In accordance with regulation 2 of the Fire Protection Building-Technical Standards the following measures have been set in place for fire safety:
- there is vehicle access to the building for extinguishing of the fire
- the wooden parts around the chimneys are at a distance of 18-28 cm
4. The building will have the following fire extinguishing equipment:
Ground floor:
- powder fire extinguisher 6 liters 1 unit
- water fire extinguisher 1 unit
Second floor:
- powder fire extinguisher 6 liters unit
- water fire extinguisher 1 unit
Basement:
- powder fire extinguisher 12 liters 1 unit
- water fire extinguisher 1 unit

7. SANITARY AND HYGIENE REQUIREMENTS:
The requirements of the Regulations and Rules for Designing Residential Buildings have been observed during the construction of the house.
- Suitable conditions and equipment for cleaning and disinfection of the floors, walls, furnishing, equipment and tools
- Suitable microclimate in all rooms
- There is enough hot and cold water
- The lighting in the different types of rooms is in keeping with the requirements under BDS 1786 (Bulgarian State Standard). Lighting natural and artificial.
- The rooms have suitable natural and artificial ventilation for clearing the air and for not allowing overheating, gathering of dust and condensation of steam.
- The floors, walls and ceilings are made of waterproof non-absorbing non-toxic materials suitable for cleaning with water and for disinfection. Floor siphons are provided where necessary.
