It is with great pleasure that we present for sale a stylish house located 100 km from the city of Sofia (on the "Hemus" highway). The settlement is located at the foot of the Glozhensky Monastery, St. Georgi Pobedonosets", in the foothills of Stara Planina. A massive house built according to a project by Viennese architects in 1898. Renovated and modernized over time, perfectly maintained to this day. Architect:
The house was completely designed by Viennese architects in the style typical of the era - Secession. The massive stone foundations of the house have a pyramidal structure, which guarantees additional strength. The thickness of the walls is between 75-150 cm. The windows are arched with friezes, complementing the similar architectural elements on the facade of the house. For the strength of the building, massive iron beams are structurally inserted. In addition to the general architectural style, the ceilings of the first two floors are designed and filled with "Prussian vaults" - brick arches resting on iron rails. Above the bricks there is 10 cm of sand for insulation, and a solid beech floor is laid over it.
Features of the interior:
Elements such as the authentic oak floor on the bedroom and library floor are of interest. The ascent to the second floor is via the original beech staircase with stylish banisters. The house is fully furnished. The furniture is stylish, massive, made of natural materials: wood, bamboo, sea grass, oak and walnut. Refined lighting from fixed and free lighting fixtures, as well as one-of-a-kind hand-woven tapestries personally donated by the Vatican Congregation, contribute to the overall atmosphere.
Distribution:
1. First, all-stone ground floor with west exposure and a light opening over 150 cm. The floor maintains a year-round temperature suitable for wine storage, a fireplace is also built, as well as a separate bathroom with toilet and steam room. The flooring is granite.
2. First floor with a large face to the east and west with the following distribution: a spacious living room, with four 2 m high, arched windows, with a fireplace and a dining room, a transition through arches to a large kitchen with a view of a pine forest, a separate small living room, transitional to a large terrace with a wonderful view of the Balkans. The floor has a large, 'master' bathroom with a bathtub and a large window. The flooring is granite.

3. Second living floor: Solid wood floors in a neat entrance hall lead to 3 spacious bedrooms. An arched entrance reveals a large study with additional storage space, as well as a unique library. Through the library there is access to an elegant balcony. The floor has a small bathroom with toilet. The exposure is south, east and west. The windows here are also high and arched. A stylish desk is positioned in one of the rooms.

4. Top floor, under-roof space - extensive attic. The floor faces east, west. Flooring - laminate.

Yard : The space is paved with Ivaylovgrad stone. Brick, arched walls enclose the courtyard space. The courtyard has an elegant stone fountain and conservatory, as well as a covered storage area for wood and other materials.

Other: All new plumbing as well as electrical installation. Completely renovated roof in 2011. The windows have replaced windows. Heating: pellet boiler, as well as "Galan" electric boiler.
