Bulgarian Rose Gardens is a wonderful holiday resort, which is located near the beach in Pomorie and the five-star "Grand Hotel Pomorie", the Sanatorium and the Pomorie salt lake. Placed meters away from the beach, the complex corresponds to the four-star hotel requirements for comfort and has many amenities to secure a carefree and relaxing holiday. It is characterized by stylish architecture of interesting balconies and large French windows, natural materials and wonderful decorations. The views from the resort are towards the garden, the town and the sea.

Bulgarian Rose Gardens is set on 6 floors served by modern lifts. The total number of apartments is 128 and they are divided into four adjacent sections. There are studios, apartments with one, two or three bedrooms. In addition are provided 27 parking spaces available for purchase separately. The sections in the complex are surrounded by a lovely garden of 2000 sq.m, which is well landscaped and maintained. In the garden one can see beautiful roses and a variety of other flowers, alleys on several levels, lakes and relaxation areas.

Management and maintenance

Professional property management is carried out by a team of professionals working for the the investor and a property management company. All owners are required to pay an annual fee for maintenance of the complex to the amount of 12 Euros per sq.m, VAT calculated based on the total area of the property. The fee includes the following services:
Organization of the sections and general equipment of the complex;
Organization and maintenance of the security systems and sections of the complex;
Organization of the internal and external security in the complex - security guard, common areas and parking.
Support and assistance to the owners in order to ensure undisturbed usage of their homes and the complex as a whole.
Organization of the payments associated with the common parts - payment of the electricity, water, common areas bills.
Technical support, including:
- Maintenance of the plants, equipment, common areas and ongoing technical support systems, water and sewerage systems, elevator
- Preventive maintenance, management and assignment of the swimming pools in the complex /sun lounges, umbrellas, sun-terrace/;
- Prevention, maintenance of the green areas, parking and gardens;
- Organization of the sanitary-hygienic service of the complex and common areas - transportation of the waste from the complex, cleaning of the common areas;
- Covering of the other costs associated with providing the proper operation of the common parts;
- Repairs when needed.
Marketing services including:
- Organization and management of the paid services in the complex;
- Developing and offering of new services;

Furniture

The apartment in Bulgarian Rose Gardens complex are offered for sale with fully equipped bathrooms, unfurnished but with the possibility to be fully furnished at an additional charge. Suitable options for furniture are provided by the investor, as they are in three versions - standard furnishings, luxury furniture and individual design.

The company can designed quality furniture packages for the different types of apartments that include everything that one might need for living and for renting. The basic packages include standard furniture made of laminated chipboard. The prices of the "Standard Equipment" package vary according to the type and size of the apartment. The furniture package includes the necessary furniture and equipment, without the small household items that anyone can easily buy according to ones own taste.

Technical features

The building of the complex Bulgarian Rose Gardens is completed and put into usage with Act 16 in November 2011. It has a solid construction from natural materials, as follows:

District

The famous spa resort of Pomorie is known for its salt lake, which is rich in healing mud. In the region are treated diseases of the musculoskeletal system and the nervous system, and many gynecological and skin diseases.

Rental services

The apartments in Bulgarian Rose Gardens complex can be rented on a hotel basis by a registered property management company of the investor. The service includes finding a tenant, linen and towels, cleaning, monitoring the status of the apartment.
Owners must pay a fee for these services.

Plan of construction

The construction of complex Bulgarian Rose Gardens began in September 2008 and the shell stage was reached at the end of June 2009. The complex was completed in November 2011 and has permission for usage since 9th November 2011.

Reservation
Any apartment in complex Bulgarian Rose Gardens can be reserved immediately with a non-refundable deposit of 1000 Euro, payable by credit card or bank transfer. The apartment will be reserved for the period up to the signing of the preliminary contract - within 10 days.
No agency commission is charged.

Payment Plan

Standard Plan A
1000 Euro non-refundable deposit when reserving your apartment;
30% of the price within 10 days of signing the preliminary contract;
70% of contributions up to a year after signing the preliminary contract, before the transfer of ownership rights.

Plan B with 5% discount of the price
EUR 1000 non-refundable deposit when reserving your apartment;
100% in 1 month by signing a preliminary contract, transfer of ownership.
