The development company offers professional property management by a registered company. All owners have to pay a fixed annual fee of 5 Euro/sq.m with VAT covering the maintenance service per year.
The fee includes the following services:
• Service and maintenance of facilities and underground communications infrastructure, including:
- Maintenance of the main branches and building deviations of technical and communication routes (water and sewage systems, low voltage systems for cable TV, phone, etc.) and removal and repair of any damage incurred by them;
- Maintenance of complex internal transport routes, paths, parking areas, sidewalks and walkways, and whether any repairs thereto;
- Maintenance of the complex internal alley lighting and making any repairs and replacement on it.
• Service and maintenance of building deviations (excluding the power supply) on all types of installations, located in the courtyard;
• Hygiene and cleanliness in the complex (no obligation of waste management, which is the responsibility of the municipal companies purity);
• maintenance, pruning and irrigation of green areas, trees and flower plants in the complex;
• organization and management of internal and external security of the complex, including: organizing admission, conducting nonstop, year-round, internal and external security, the implementation of security and order in terms of access to outsiders – people that are not owners within the complex implementation of continuous video surveillance round in inner transport routes, paths, parking areas, sidewalks and walkways;
• maintenance of facilities and equipment for general outdoor use, multi-purpose field for mini-football, basketball, fitness center, playgrounds;
• maintenance, pruning, irrigation and renovation of green areas, trees and flower plants in the yard;
• management, technical services and hygienic maintenance of outdoor pool, located in the courtyard, including: mainly initial cleaning before the start of the summer season, weekly cleaning and treatment with preparations during the summer and final winterizing after summer.
