The owners will have to cover the additional monthly costs for the maintenance of the yard and the entrance. These maintenance costs will be determined at a meeting of the condominium.

The installation for drainage of the air conditioning units and gas boilers will be included in the sewerage system of the building. A system will be built of drains, grates and pipes for removal of the rain water.

Electrical installation
The basements will have separate electrical panels. The electrical installation will be made with a degree of protection IP 44. Evacuation lighting will be envisaged as well. The lighting will be activated by a motion detector (PIR) and contactor.
The ventilation will be controlled by a time switch. All lighting fixtures are not inflammable and have the corresponding certificate.

Lightning protection installation
The site has a third category of lightning protection. To prevent direct and indirect lightning strikes on the building is planned a lightning protection installation.

Grounding installation
This is an essential element in any electrical installation. It is installed to reduce the high voltage discharge and lead it to the ground, that can occur when lightning strikes or there are processes in the energy system. The grounding system eliminates or limits the risk of damage to the electrical system and thus protects people and equipment from the dangerous voltage.

Heating, Ventilation and Air Conditioning

• Heating
Built installation connected to the Central Heating System (the supply and installation of the aluminum radiators are not included in the price and are subject to further clarification). Special power supply for the additional electric heater.

• Air-conditioning
Arranged trails for future installation of split air conditioning system, inverter type, with access to the living room and the bedroom (the supply and installation of air conditioning units is not included in the price and are subject to further clarification)
In all bathrooms/wc and storage rooms in the apartments - a ventilation system without finite element - fan.

• Water supply and sanitation
The plumbing system will be constructed out of polypropylene pipes. The measurement of the water consumed will be done via water meters, and it will be possible for remote reading.

Installations
• Lighting and power installation
The power supply in all apartments will be done by an electrical panel. The apartment boards will come with incoming and outgoing breaker automatic fuses. For the circuits of hob, oven, dishwasher, washing machine, kitchen contacts for general purpose provides additional residual current protection.
The lighting of all premises will comply with the functions which are to be performed without the final element of the lamps.

• Telephone installation, antenna installation, Internet
At a certain spot on the ground floor of the building will be installed low voltage cabinets, which will have a cable for telephone installation, antenna installation for cable TV and cable internet to the apartments.

Accordingly, the apartments will provide low voltage installations through a PVC box. The connection between the EC and the UPVC casing would be done through a special pipe. From the low voltage box will be downloaded individual outlets with wires set behind gypsum cardboard walls. The access to the installations will be completed through Internet rosette Rj 45 with hidden mounting.

• Doorbell - intercom system
The main electrical switchboard of the building will have a power supply for the intercom system and electric lock for the door. The intercom installation will include intercom headset in each apartment with a link to the intercom speaker and bell buttons on the ground floor at the entrance of the building. The headset will have a built-in buzzer. It will sound differently depending on where the call is - from the front door of the block or from the front door of the apartment.

• Alarm system
The apartments will have cables for security alarm installation. The installation of the equipment will be carried out by a security company after the signing of individual contracts.

Architecture

South Park West is an eight-story boutique building featuring one entrance. It consists of one level of underground parking, two levels with offices and six floors with apartment units. The apartments in the building are only 36 in number, where the choice will be between apartments with one, two or three bedrooms, as well as studios with various functional distribution of the usable area. The apartments have high ceilings - above 3 meters. The building is designed in an ultra-modern architectural style, while during the construction will be used the latest technologies and materials from leading manufacturers.

Payment

Reservation
Each of the apartments in the building can be booked with a non-refundable deposit of 5000 Euros (for the one-bedroom apartments) and 10 000 euros (for the apartments with more than one bedroom), payable in cash, by credit card or by bank transfer. Upon paying the deposit the apartment will be reserved for the period up to the signing of the preliminary contract - within 14 days.
No agency commission is charged.
