We present a three-room apartment with a total area of 110.89 m2 (net area 98.16 m2) in a newly built residential complex in the southern part of Sofia, in the "Malinova Dolina" district. The complex is a luxurious implementation, combining modern requirements for aesthetics in modern architecture and tranquility provided by technologies with more greenery and free spaces. The project envisages the construction of a street with a well-developed engineering infrastructure. More than 70% of the terrain will be landscaped, and conditions will be created for an independent park interblock space. The apartments are functionally designed with more natural light and space. Building concept
The project is a complex with 5 buildings on four floors. Each entrance has naturally lit stairwells and elevators for 8 people. The apartments are divided into 5-6 dwellings per floor, as well as a common room that will be used for the needs of the condominium.

In the middle building "B" there are 3 commercial premises (shops) and 3 offices. There is a children's playground and places for recreation in the yard. The space will provide all the homes with a view of the mountain.

The apartments are functionally designed with more natural light and space, optimally sized bathrooms and balconies. In each apartment, a storage room has been designed for the installation of a gas heating boiler, a washing machine, a dryer, and the residences on the "Ground" levels will have yards, with the right of exclusive use.

The apartments have extremely small common parts, only 11%, and this advantage is due to the fact that only corridors and stairwells in the entrances are allocated to them, and the manege streets serving the underground garage in the basement are allocated as ideal parts only to garages and covered parking spaces. The project envisages the possibility of purchasing two parking spaces for each apartment in the complex.

The high level of energy efficiency is a priority in the design and construction of the complex. This will be achieved with the use of sufficient quality brick blocks and thermal insulation panels on the external walls with a minimum thickness of 10 cm. Individual areas of the facade will be ventilated naturally.

The installation of windows with an 88 mm PVC profile, a protective aluminum cap on it and triple low-emission glazing will fully ensure the comfort in the living space.

Part of the facade of the building will be filled with stone cladding/travertine, and the larger part will have white and colored silicone plaster with details of the architectural design.

The roof will be pitched, covered with ceramic tiles in anthracite color. A proven system of tile roofs, gutters and downspouts will be used, thus eliminating any leaks and moisture as a result of condensation or other accidents. The result will be an extremely reliable roof with high operational qualities and a long "life" without repairs.

Level of completion
The apartments are offered in the following levels of completion:

  • Walls and ceilings of dwellings - treated with components for strengthening when laying coatings, plastered with machine gypsum plaster, floor of a dwelling - cement screed;
  • Walls and ceilings of bathrooms and toilets - plastered with machine-made cement plaster, floor of bathrooms and toilets cement leveling screed;
  • El. installations completed to the extent: installed apartment panel and contact and key outlet;
  • Plumbing installation completed to the point of the plug;
  • Gas installation - completed in the apartment up to the plug at the point of the consumer according to the project, a gas boiler is not included in the price;
  • Heating - distribution box installed in the apartment, aluminum distribution pipes for radiators to any point of the heating body according to the HVAC project;
  • Ventilation - built to each bathroom and toilet completed to a Ô 110 suction pipe, built with a chimney body and a Ô100 suction opening to any point in the kitchen. The ventilation of the gas boiler is built with a chimney for gas boilers;
  • Air conditioning - built communications for an air conditioning unit;
  • Exterior door - high-class armored according to architectural design.

Level of completion of common areas:

  • Flooring made of material with a high degree of wear;
  • Walls plastered, painted, with a coating that allows washing and cleaning;
  • Installed lighting on stairwells, corridors, facades, common and service rooms;
  • Installed bell and intercom system;
  • High class elevator, mechanical for 8 people.

The complex has garages and parking spaces (underground and open):

  • Outdoor parking spaces - 14,500 euros
