Santa Marina is a magnificent complex of holiday apartments, located in the quiet part of the Bourgas Bay, the biggest bay on the southern Black Sea coast in Bulgaria. The holiday complex is built on the first line of the sea, near the chapel "Santa Marina" and only 2 km from the center of Sozopol. Santa Marina is surrounded by pine forests and is located next to two beaches, where just below the complex is set the famous King's Beach.

The complex is very nice and cozy place to relax, with focus on the comfort and service. The excellent facilities and service are a guarantee for unforgettable relaxation, long family vacations or even permanent residence. The holiday village is built in the architectural style of the Bulgarian national revival from the 19th century and consists of 80 villas on three, four or five floors with 1400 apartments (1286 already sold) of varying size and layout. There is a choice of studios, one and two-bedroom apartments and penthouses with three bedrooms. The villas are arranged in tiers along the bay, and most apartments offer breathtaking sea views. Management and maintenance

The investors offer professional property management by a registered management company. All owners must pay a fixed annual fee of 13.752 Euro/sq.m. per apartment per year for the maintenance of the complex, which includes:
• Organization of the building and complex;
• Organization and maintenance of security systems and buildings of the complex;
• Organization of internal and external security complex - security guard, common areas and parking. This does not include installation of security systems and security costs in the customers own;
• Support of the owners in order to ensure peaceful and undisturbed use of their homes and the complex as a whole and undisturbed exercise of the owners’ rights;
• Performance of accommodation services;
• Administrative - financial services, including: billing services, preparation of reports, balance sheets and newsletters, communication with owners and guests;
• Organization and management of the payments associated with common parts, and cost of consumed electricity, water, heating and air conditioning for the common areas.
• Technical support, including: maintenance of facilities and equipment located in the common areas of the building complex, ongoing technical support lighting, preventive maintenance, management and assignment of swimming pools in the complex /lounges, solar terraces, umbrellas/; prevention and maintenance of green areas and parking areas, organizing sanitary maintenance of the building and the common parts of buildings - the collection of household waste;
• Maintenance of the common parts of the building complex - making repairs.

During the construction were used only high quality materials. Both the exterior and interior of the buildings are in a style using modern materials and construction techniques.

The area

Situated in a quiet part of the Bourgas Bay, the biggest bay on the southern Bulgarian Black Sea coast. The holiday complex is built on the first line of the sea, near the chapel "Santa Marina" and only 2 km from the center of Sozopol. The villas are surrounded by pine forests and located next to two beaches, just below the complex is the famous King's Beach.

Sozopol is one of the most romantic cities on the Bulgarian Black Sea coast, a favorite of the artistic community, with a history of over 26 centuries, with narrow cobbled streets and high walls. The town is situated on a peninsula and has two beautiful beaches, offering excellent opportunities for practicing water sports and sunbathing. The city has a wide range of cultural and historical sites in the area. Special attention should be paid to archaeological monuments and art galleries, as well as the excavation of the ancient necropolis sand beach.

In early September, Sozopol hosts the International Festival of Arts "Apollonia", which attracts artists and fans from all over Bulgaria and abroad. The festival is full of events and represents the first attempt for cultural tourism in Bulgaria - and still is the best choice for this kind of experience.

Another attraction in Sozopol is the St. John's Island, located 2 km north of the old town. It is the largest island in the Bulgarian Black Sea coast. The island shelters a sonar lighthouse, which together with the lighthouse on the Emine cape shows the path of the vessels to the Bourgas Bay. In ancient times the island was a pirate hideout, but later there was a monastery called the Virgin Mary, which was later renamed St. John Prodomos. The waters around the island has a unique underwater phenomenon known as the Stone Forest.

Sozopol has numerous restaurants. The most attractive places are Vodenitsata, Sozopol Tavern, Tavern Athens, Orpheus, Olympus, Wall, Well, Lily. Some of them are very interesting and are built on ancient remains after detailed study and restoration. In addition, Sozopol offers marinas and piers for fishing boats. There are excursions to the nearby resort town of Chernomorets and Dune.

South of Sozopol have occured multiple formations that resemble fjords: high rocky coast is "cut" by the waves. At this point there are many secluded caves. Around 20 km. south of Sozopol is Ropotamo River, where there are two natural reserves - Waterlily and Velyov pool. Hence passes Via Pontica – the way of migrating birds flying south. Every year in late summer, thousands of storks, pelicans and more than 30 species of birds gather here before heading to the coast of Africa.

Bourgas International Airport, which serves the area, is 34 km away from the complex.

Concept

The village is a special project that offers a safe investment and quality construction. It was built in several phases as follows:

phase 1
• Area 37 486 sq.m.
• 20 villas (1-20 villas) with four types of apartments: studios, apartments with one or two bedrooms.
• Finishing work on 18 houses (January 2004 - June 2006)
• Center for services and entertainment – 4 393 sq.m.
• Completion: June 2006

phase 2
• Area 16 396 sq.m.
• 15 villas (21-35)
• Completing and finishing on 11 houses (April / May 2007)
• Center for services and entertainment – 2 000 sq.m.
• Completion: March 2007

In addition were constructed the rest of the villas, as well as:
• Spa center with sauna, massage, steam bath, gym
• Construction of an additional 12 housing and service center and entertainment on a plot of 16,396 square meters.

The Holiday Village is the first Bulgarian development honored with the prestigious FIABCI World Prix d’Excellence Award, also known as the Oscars of the real estate industry. The golden statuette in the Resort Category was granted to the complex at the official ceremony held on May 21st 2014 in Luxemburg. The village was entitled to represent Bulgaria at the world-wide contest after having won the Development of the Year Award at the national stage of the competition in 2013.

The FIABCI World Prix d’Excellence Awards reward completed developments from all over the world by assessing their concept, construction, contribution to the environment, public benefit, social significance, etc. 60 developments nominated in their countries of origin compete for the exclusive prize separated in 13 categories. The selection of the winners is carried out in two stages and takes seven months. In 2013, the real estate industry Oscars were awarded for the 23rd time.

In its 66 years of existence, FIABCI (the International Real Estate Federation) has brought together the real estate professionals from around the world: developers, architects, government bodies, etc. The federation avails of more than 500,000 members from 60 countries. As a non-governmental organization, FIABCI is part of the Economic and Social Council of the UN and is also represented in the EC, NAFTA and MERCOSUR.

Worldwide, the holiday village is only the third resort granted the distinctive Prix d’Excellence Award.

Rental services

The apartments can be rented out for several days, weeks or months by a registered property management company of the investor. Services related to rental and property management include, but are not limited to:
• Renting of apartments and property management
• Management of the costs
• Organization of tenants
• General maintenance and cleaning of the apartment between periods of rental
• Other necessary services.

Plan of the construction

The construction begun in 2004 and was built in stages, where the construction continues today. The first stage of construction received Permission for usage in the summer of 2006 (Act June 16, 2006).

Payment

Reservation
An apartment in the complex can be reserved immediately with a non-refundable deposit of 2000 Euro, payable by credit card or by bank transfer. Upon paying the deposit the apartment will be reserved for the period up to the signing of the preliminary contract - within 28 days.
No agency commission is charged.
