Management and maintenance

The complex implies no mandatory maintenance fees. There is a fee of 500 Euro per year for the usage of the pool for each house (optional) and a charge of 500 Euros per year for the maintenance of the garden (optional).

Technical features

The houses are offered at "turnkey" stage. All completion works are carried out in full compliance with the project documentation. During the construction has been used only high quality materials, as follows:
• Common areas: mainly green stones on grass strips, paths of clinker, special tiles without slipping around the pool, a wooden pallet.
• UPVC windows system Kommerling Euro Futur classis, 5-chamber.
• Front door entrance HPL, coated doors Intext flatlayn Wenge.
• Complete facade system Ceresit with 5 cm insulation and silicate-silicon plastering. Caparol Armareno special reinforced German plaster imitation stone.
• French fireplaces and air conditioning in every room.
• Installations for security, cable TV (Bulsatcom and Russian satellite chanels) and wireless internet.
• Kitchen and dining room, granite tiles (Italian), Orgahim acrylic paint tinting.
• Living room: granite tiles (Italian), Orgahim acrylic paint tinting.
• Bathroom: faience from Kai Gres. In one of the bathrooms are used technical stones. In some of the houses the sanitary equipment is from Roca series Victoria, in others is from Inter Ceramics.
• Grassed yard from 200 to 500 sq.m, depending on the type of the house. All yards are equipped with automatic irrigation systems.
• Each house has a separate parking lot in its own yard.

The area

Ivanovi Kolibi complex is located in a quiet area with a unique combination of sea and mountain, approximately 1.5 km from Lozenets resort and the beach (20 min walk). Since the complex is located on a hill, it has panoramic views towards the sea and Strandja Mountain. Thanks to its location, the complex provides seclusion and tranquility to its owners and their guests. It is designed for more sedate people who seek peacefulness and want to escape the noise of the big resorts. At the same time it is very close to the small resort of Lozenets which is becoming increasingly popular, where are set excellent restaurants, modern bars and plenty of entertainment spots.

The complex is located 30 km from Sozopol and 60 km south of Bourgas. The neighboring cities are Kiten and Tsarevo, and the place is quiet, suitable for a family holiday. The local beach is at a small bay, which means that the sea is calm and the water is clean. The place is suitable for practicing water sports, fishing and hiking.

Payment

Booking a villa
Each holiday house in complex Ivanovi Kolibi can be booked with a non-refundable deposit of 2000 Euro, payable by credit card or by bank transfer. Upon paying the deposit, the villa will be reserved for the period up to the signing of the preliminary contract - within 28 days.
No agency commission is charged.

Payment scheme

Standard Plan A
• 2000 Euro non-refundable deposit when booking your holiday home;
• installments according to an individual payment plan specified with the customer.

Plan B with 5% discount
• 2000 Euro non-refundable deposit when booking your holiday home;
• 90% first installment upon signing the preliminary contract.
• 10% second installation before transferring the ownership rights.

Plan C deferred payment without interest rate
• 2000 Euro non-refundable deposit when booking your holiday home;
• deferred payment in installments up to one year with no increase in the price.
