Management and maintenance

The company investor offers professional property management services by a registered management company. All owners shall pay a fixed annual fee of 12 Euro / sq.m. per apartment per year for the maintenance of the complex.

The fee includes the following services:
• Cleaning and maintenance of the swimming pools;
• Year-round security guards;
• Year-round maintenance and cleaning of the common areas and green zones;
• Receptionists;
• Maintenance of the facades;

The area

Cabacum Beach Residence is part of the resort area "Chaika". It is located 50 meters away from one of the most visited beaches near Varna - "Cabacum" and is named after it. The complex is set between the resorts Golden Sands and St. St. Constantine and Elena, at a distance of 3 km to each of the two resorts. It is further placed just a half hour drive (30 km) from one of the best and most elite golf courses in Bulgaria, near Balchik.

The location is close enough to the center of the city of Varna (12 km), with all the comforts of modern life, but far enough to ensure quiet during rest. Varna International Airport is placed at 20 km distance.

Rental services

The apartments will be rented on a hotel basis by a registered management company. Owners shall pay an annual fee of 35% of the rental income. The remaining 65% of the income are left for the owner.

Payment

Reservation
Apartment complex Cabacum Beach Residence can be reserved immediately with a non-refundable deposit of 2000 Euro, payable by credit card or by bank transfer. Upon paying the deposit the apartment will be reserved for the period up to the signing of the preliminary contract - within 28 days.

BULGARIAN PROPERTIES charge a commission of 3% of the purchase price that has to be paid upon signing the preliminary contract.

Payment Plan
• 2000 Euro - non-refundable deposit when reserving your apartment;
• 10% first installment is paid upon signing the preliminary contract within one month;
• 90% second installment prior to the deal within a month after the first installment.

Plan of construction

The construction of Cabacum Beach Residence begun in year 2007 and was completed in year 2009. At present, the complex has Permission for usage (Act 16), it is completed and fully functional.
